Terms of Service

These terms govern your use of sahi-ghar.com (the "Site"), operated by SahiGhar ("we", "us"). By using the Site, you agree to these terms. If you don't agree, please don't use the Site.

1. What SahiGhar is

SahiGhar is a property listings platform. We help property owners post their flats, houses, and we help prospective buyers/tenants find them.

We are not a broker or agent. We don't represent buyers or sellers in negotiation. Any rental agreement, sale deed, payment, or contract you enter is between you and the other party — SahiGhar is not a party to that transaction.

2. Listings: what you can and can't post

You may post a property listing only if:

• You are the legal owner of the property, or you have explicit permission from the owner to list it.
• Every detail you provide is accurate to the best of your knowledge — including price, location, size, photos and availability.
• You're willing for us to physically verify the property before it goes live.
• You agree that we may reject, edit, or remove a listing at our discretion (e.g. duplicate, suspicious, or against these terms).

You may not post:

• Properties you don't own or aren't authorised to list.
• Misleading photos, doctored prices, or fake amenities.
• Content that's illegal, infringes someone's IP, or harms anyone.
• Bulk listings or spam — we're built for direct owner listings, not broker dumps.

3. Verification — what we do and don't promise

We aim to physically visit and verify every listing before publishing. "Verified" means we've met the lister, seen the property, and confirmed the basics match the listing. It does not mean we've audited title deeds, encumbrance certificates, or done a full legal review. Always do your own due diligence before signing any agreement or transferring money.

4. Inquiries and connections

When you express interest in a property, you consent to us sharing your name and contact number with the property owner (and vice versa) to facilitate a conversation. We may keep a record of inquiries for fraud prevention and to improve the service.

5. Fees

Listing on SahiGhar is currently free for property owners. We may charge a success fee from the buyer or tenant when a deal closes — this will always be disclosed in writing before any commitment, and only payable after the deal completes.

We reserve the right to introduce paid features in future, with notice.

6. Your responsibilities

• Don't impersonate anyone or use false contact details.
• Don't try to extract data from the Site at scale (scraping) or interfere with how it works.
• If you spot a fake or misleading listing, please report it via the Contact page.

7. Liability disclaimer

We do our best to keep listings accurate and the Site available, but we make no warranties. To the maximum extent permitted by Indian law, SahiGhar and its team are not liable for:

• Disputes, losses, or damages arising from any property transaction.
• Inaccurate information posted by listers.
• Site downtime, data loss, or third-party service outages.
• Indirect, incidental, special, or consequential damages.

Our total liability for any claim relating to your use of the Site will not exceed ₹1,000 (one thousand rupees) or any success fee you actually paid us in the preceding 12 months, whichever is higher.

8. Removing your data

You can ask us to remove your listing or data at any time — see the Privacy Policy. We may also remove content or terminate access to the Site if you breach these terms.

9. Changes to these terms

We may update these terms occasionally. Material changes will be posted on the Site for at least 30 days before taking effect. Continued use after the change means you accept the new terms.

10. Governing law

These terms are governed by the laws of India. Any disputes will be subject to the exclusive jurisdiction of courts in Gautam Buddha Nagar, Uttar Pradesh.
